Winter season precautions
* During the winter season, when the outdoor temperature go down below -5℃, don't turn the boiler off but be sure to set it at a low level or outing mode when you go out and also turn on the hot water and let it drip a little to prevent the boiler and water pipes from freezing. (This might not be necessary for high-rise buildings.)

Q) What should I do when I found an apartment I like?
Q) What should I do when I found an apartment I like?
A) Normally, 10% of the key money(security deposit) is required to be put down first and make contract to secure it. And this money is not refundable when you break the contract, regardless it's verbal or written promise. They normally make 3 copies of the contract, one for the owner, another is for you and the other is for the realtor. And the balance of the key money( 90% of the key money )should be put down on the day you move in together with the first month rent.(depends on agreement though).

Q) What if I break the contract and give up taking the apartment?
Q) What if I break the contract and give up taking the apartment?
A) You will lose your deposit money you put down to secure it. But if the owner break the contract, the owner normally pay double the deposit you put down already. But sometimes, you might have to compensate any loss caused by your canceling. For example, furniture order, cancelling fee for moving arrangement of the tenant of the apartment you were going to move in case of an early termination of the tenant... etc

Q) We are just wondering about how we get our key money back when we leave. Will we get this back as soon as we move out?
A) Your key money deposit(security deposit) should be returned when your tenancy ends. Your landlord can make reasonable deductions to pay for damage, unpaid rent or cleaning, but not for general wear and tear. If the lessor fail to get you the money back, you can sue the lessor. This kind of thing happens, very rarely though.
|
Q) If we leave earlier than the termination date, what happens?
